2023년 3.2 시행예정  부동산 대출규제 완화 내용정리  다주택자 규제지역내 주택담보대출   -> 전에도 말했지만 글쎄... 실효성이 의문임 허용(LTV 0 → 30%) 임대·매매사업자에 대한 주택담보대출 허용  (LTV규제 0 →30%, 비규제 0 → 60%) 임차보증금 반환목적 주택담보대출의 각종 제한 규정 완화  -> 급한 불 끄기 생활안정자금 목적  주택담보대출 한도 폐지  (2억원 → LTV·DSR 내 허용)  -> 민생고 심각 주택담보대출 대환시 기존 대출시점의 DSR 적용 (1년 한시)  -> 오호 서민·실수요자의 주택담보대출 한도 폐지  (6억원 → LTV·DSR 내 허용) ​다주택자도 3월 2일 부터는 주택담보대출을 받을 수 있게 되었다. 현재 다주택자 및 임대사업자의 경우는 모든 지역에서 주택을 새로 매수할 경우 주택담보대출을 받는 것이 어려웠다. 그러나 3월 2일 부터는 아래와 같이 그 한도가 풀리게 된다. 규제지역 LTV 30% 비규제지역 LTV 60%  ->고작 30프로에 DSR 규제는 그대로. 임대사업자 또한 앞으로는 아래의 한도 내에서  주택담보대출을 받을 수 있게 되었다. 규제지역 LTV 30% 비규제지역 LTV 60% ​임차보증금 반환 목적의, 즉 전세 반환 대출 규제도 완화되었다. 이는 최근에 전세난으로 인하여 집주인이 보증금을 반환하지 못하는 상황이 많이 생기게 되면서 임차보증금 반환 대출 규제가 완화가 되었다.  ​ 현재는 임차보증금 반환을 목적으로 대출을 받을 경우 아래의 규제가 적용되고 있다. ​ 투기지역 내 15억 초과 아파트에 대한  대출은 최대 2억원까지임 규제지역 내 9억원 초과 아파트에 대한 전입 의무 有 2주택 보유 세대의 경우 규제지역 내 담보대출을 일으킬  경우 다른 보유 주택을 처분해야 함 3주택 이상 보유 세대는 규제지역 내 담보대출 ...
